The process of selling your home can be long and tedious work if you’re not meticulous enough to take care of every small aspect. But with the advent of random viewers, you want to make sure that your home is in prime shape and ready to welcome every eager and inquisitive buyer.

Selling your home can go by as fast as lightning if you check these top 5 things before you start advertising on several platforms, and putting up that ‘For Sale’ signboard.

Price your home right
Don’t just pick a figure off the top of your head and decide it’s the appropriate price for your home. Although you see your home as something extremely valuable (because of the memories in it), the fact of the matter is its value still depends on the real estate market pricing. You can gather comparable listings and sales within a one-and-a-half-mile radius.

Maximize curb appeal
Your home should be extremely attractive at this point for the next owner, it’s the main deal breaker between you and the buyer. Stage your home like it’s ready for its new inhabitants. Put some fresh flowers, a fruit bowl (win-win if you eat it after viewings), make sure the smell is pleasant, play some music during staging, or you can even go the extra mile and light the fireplace! Also, doing minor repairs and paint jobs will make it easier for the buyers to move. So let them see that they no longer need to get a lot of work done.

Hire a professional for listing photos
Most likely, people will look online for house-and-lots for sale around the area or even people who are planning to move to your area. Make sure you give them a good online first impression by hiring a photographer to take amazing photos that highlight your home’s strengths and assets. Don’t forget to throw in some captivating listing descriptions to go with the photos. Put some personal touch or story on top of the basic information.

Hire a real estate agent
They’re not called real-estate experts for nothing. They have the training and the experience with right pricing and market conditions. But wait, there’s more to real-estate agents and that’s a social network! They have a lot of connections since they’ve probably done this a couple of times, so there’s a higher chance of them hooking you up with someone (I don’t mean a romantic hook-up). Apart from that, they also have the proper negotiation skills and confidence to answer dreadful after-sales questions.

Check out quick-sale companies
If you want to let your house go on the double, these companies will offer you upfront cash with no fees (like the fees you pay to agents) involved, or they also quickly find a buyer for you. The only downside is that most of these companies cut back on the market rate reducing your home’s value. But at least you don’t have to do some repairs and decorating because they buy your home as is.
